T\u00fcm konut projeleri Emlak Konut b\u00fcnyesinde kurulacak \u00e7at\u0131 \u015firkette toplanacak. \u0130n\u015faat \u015firketleri i\u015f\u00e7i \u00e7\u0131karmayacak<\/h2>\n<p><!--more--><\/p>\n<p>\u00d6nceki hafta ya\u015fanan darbe giri\u015fiminin ekonomiye etkisini ortadan kald\u0131rmak i\u00e7in T\u00fcrkiye\u2019nin ekonomideki en \u00f6nemli ayaklar\u0131ndan birisi olan gayrimenkulde harekete ge\u00e7ildi. Bir yandan konut sat\u0131\u015flar\u0131n\u0131n darbeden etkilenmesini \u00f6nlemek di\u011fer yandan in\u015faat sekt\u00f6r\u00fcnde i\u015fsizlik yarat\u0131lmamas\u0131 i\u00e7in kollar\u0131 s\u0131vayan Emlak Konut, olas\u0131 problemlere kar\u015f\u0131 eylem planlar\u0131n\u0131 haz\u0131rlad\u0131 ve d\u00fc\u011fmeye bast\u0131. Edinilen bilgilelere g\u00f6re \u00f6ncelikle anla\u015fma yap\u0131lan \u015firketlerin t\u00fcm projeleri Emlak Konut g\u00fcvencesi ile tek \u00e7at\u0131 alt\u0131nda toplanacak. Bir araya gelen projelerin sat\u0131\u015f\u0131 bu isim alt\u0131nda yap\u0131lacak. G\u00fcvenceyi Emlak Konut verece\u011fi i\u00e7in \u015firketlere olan g\u00fcvensizli\u011fin \u00f6n\u00fcne ge\u00e7ilecek. Sisteme dahil olan \u015firketlerin \u015fantiyelerde i\u015fleri aksatmadan y\u00fcr\u00fctmesi i\u00e7in de \u015firketlere nakit destek anlam\u0131na gelebilecek uygulamalar yap\u0131lacak. \u00d6rne\u011fin has\u0131lat payla\u015f\u0131m\u0131 y\u00f6ntemi ile yap\u0131lan konutlar\u0131n sat\u0131\u015f\u0131nda Emlak Konut\u2019un ald\u0131\u011f\u0131 pay zaman olarak \u00f6telenecek. B\u00f6ylece \u015firketler finansal olarak rahatlayacak ve projelerini kolayl\u0131kla bitirebilecek.<\/p>\n<p><strong>\u00a0FA\u0130Z Y\u00dcZDE 0.7 VADE 10 YIL<\/strong><\/p>\n<p>Di\u011fer yandan darbeye direnen vatanda\u015f\u0131n artan faiz oranlar\u0131ndan etkilenmemesi i\u00e7in de \u00f6nlemler al\u0131n\u0131yor. Tek \u00e7at\u0131 alt\u0131nda toplanan projelerin sat\u0131\u015f\u0131nda \u015fu anda piyasada olmayan faiz oranlar\u0131 ve vadeler sunulacak. Kamu bankalar\u0131 ba\u015fta olmak \u00fczere bankalarla bu konuda g\u00f6r\u00fc\u015f\u00fcld\u00fc\u011f\u00fc tahmin ediliyor. \u00c7al\u0131\u015fma tamamland\u0131\u011f\u0131nda faiz oranlar\u0131n\u0131n y\u00fczde 0,7\u2019ye \u00e7ekilmesi vadelerin de 10 y\u0131la uzat\u0131lmas\u0131, b\u00f6ylece vatanda\u015fa daha d\u00fc\u015f\u00fck taksitlerle \u00f6deme imk\u00e2n\u0131 sa\u011flanmas\u0131 bekleniyor. Halen piyasada en ucuz kredi faizi ayl\u0131k y\u00fczde 1.12 d\u00fczeyinde bulunuyor. B\u00f6ylece \u00f6rne\u011fin 100 bin liral\u0131k bir kredinin ayl\u0131k taksidi 1.519 lira yerine 1.234 lira olacak. Vatanda\u015flar ayda 285 lira 10 y\u0131l boyunca da 34 bin 158 lira daha az faiz \u00f6deyecek. E\u011fer bu finansal plan olmaz ise faiz oran\u0131n\u0131n enflasyona endekslenece\u011fi bir form\u00fcl \u00fczerinde \u00e7al\u0131\u015f\u0131l\u0131yor.<\/p>\n<p><strong>\u00a0\u2018\u0130\u015e\u00c7\u0130 \u00c7IKARMAYIN\u2019 DEN\u0130LD\u0130<\/strong><\/p>\n<p>Elini ta\u015f\u0131n alt\u0131na sokan Emlak Konut\u2019un \u015firketlere sa\u011flad\u0131\u011f\u0131 bu fayda kar\u015f\u0131l\u0131\u011f\u0131nda \u2018\u0130\u015f\u00e7i \u00e7\u0131karmay\u0131n\u2019 \u00f6nerisi g\u00f6t\u00fcrd\u00fc\u011f\u00fc \u00f6\u011frenildi. B\u00f6ylece istihdam\u0131n \u00f6nemli bir aya\u011f\u0131 olan in\u015faat sekt\u00f6r\u00fcnde i\u015fsizlikte meydana gelebilecek olumsuz geli\u015fmelere kar\u015f\u0131 \u00f6nlem al\u0131nacak.<\/p>\n<p><strong>SATI\u015eLAR ZATEN B\u0130R S\u00dcRED\u0130R D\u00dc\u015e\u00dcYORDU<\/strong><\/p>\n<p>Darbe giri\u015fiminin yan\u0131 s\u0131ra gayrimenkulde harekete ge\u00e7ilmesinin bir nedeni de bir s\u00fcredir zaten d\u00fc\u015fen konut sat\u0131\u015flar\u0131. T\u00dc\u0130K\u2019in son a\u00e7\u0131klad\u0131\u011f\u0131 rakamlara g\u00f6re konut sat\u0131\u015flar\u0131 2016 Haziran ay\u0131nda bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 4 oran\u0131nda azalarak 106.187 oldu. May\u0131s ay\u0131nda 114 bin 800 olan konut sat\u0131\u015flar\u0131 \u00f6nceki aya g\u00f6re de \u00f6nemli oranda d\u00fc\u015fm\u00fc\u015f oldu.<\/p>\n<p>T\u00fcrkiye genelinde ipotekli konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 10.2 oran\u0131nda azal\u0131\u015f g\u00f6stererek 36.371 oldu. T\u00fcrkiye genelinde ilk defa sat\u0131lan konut say\u0131s\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 3.6 azalarak 49.354 oldu. T\u00fcrkiye genelinde ikinci el konut sat\u0131\u015flar\u0131 bir \u00f6nceki y\u0131l\u0131n ayn\u0131 ay\u0131na g\u00f6re y\u00fczde 4.4 azal\u0131\u015f g\u00f6stererek 56.833 oldu. \u0130kinci el konut sat\u0131\u015flar\u0131nda da \u0130stanbul 10.526 konut sat\u0131\u015f\u0131 ve y\u00fczde 18.5 pay ile ilk s\u0131raya yerle\u015fti<\/p>\n<p><strong>Teknik Yap\u0131 Y\u00f6netim Kurulu Ba\u015fkan\u0131 NAZMI DURBAKAYIM:<\/strong><\/p>\n<p>Y\u00fcklenicinin eli rahatlayacak belirli form\u00fcller geli\u015ftiriliyor<\/p>\n<p>Emlak Konut GYO, y\u00fcklenicilerin elini rahatlatmak, g\u00fc\u00e7lendirmek i\u00e7in belirli form\u00fcller haz\u0131rl\u0131yor. Fakat hen\u00fcz netle\u015fmedi. Biz Arta\u015f \u0130n\u015faat olarak bu projeye var\u0131z dedik.
